Dear neighbour,

On behalf of Allison Homes, we are pleased that North Somerset Council has given reserved matters approval for 70 new homes at Land North of Mulberry Road, Congresbury.

As residents who live close to the Mulberry Road site, we want to inform you of our construction plans ahead of work commencing.

Overview of our construction plans

Construction work at the site will start on 15 June 2026 and will take approximately three years to complete. The development will be staggered to minimise impact, and we anticipate that the first houses will be occupied in spring 2027.

Our work in the first month of construction is likely to be more noticeable as we construct the road from Mulberry Road into the site. The newly constructed site access will be sprayed and swept regularly to help keep the access road clean and significantly reduce the likelihood of dust on roads outside the site. After the road is constructed, our work is likely to be less noticeable to residents as we establish the compound area on the site and begin building homes.

What work will we do on site?

Construction will be carried out in accordance with agreed working hours, environmental controls, other safeguards to minimise impacts on the local community, and a Construction Management Plan, which is due for approval by North Somerset Council. Pre-commencement works have already taken place, including the safe migration of wildlife to avoid harm to protected species and their habitats during construction.

You may hear some noise on site during works from excavators and other standard construction equipment. We will minimise noise across all sources and have implemented site controls and on-site training to reduce disturbance. Where possible, noisy plant and heavy equipment will be located and operated away from neighbouring houses. Dust suppression measures will be in place throughout our period of works, including dust management carried out in accordance with recognised guidelines.

For the safety of members of the public during our construction works and the security of our site, the existing site boundaries will be protected by Heras fencing. We kindly ask that members of the public do not attempt to access the site while our works are taking place.

Site working hours

As agreed with North Somerset Council, our permitted construction hours are as follows:

• Monday to Friday (inclusive): 7:30am–6:00pm

• Saturdays: 8:00am–1:00pm

• No work on Sundays or Bank Holiday

Site access and traffic

No road closures are anticipated during our construction works. All construction traffic will access the site via Brinsea Road, Venus Street, Park Road and Mulberry Road, with no HGVs permitted to park or wait on these roads. No construction traffic will be permitted to use the full length of Park Road, and no vehicles leaving the site will turn right into Park Road. A copy of the route for vehicles entering and exiting the site can be found below.

To minimise any disruption to nearby schools, deliveries to the site will only take place during the following timeslots:

• Weekdays: 7:30am–8am, 9:30am–3pm, and 4pm–6pm

• Saturdays: 8am–1pm

Residents whose properties immediately adjoin the site or have access to it can request a one-to-one visit at their home from a member of the project team in June 2026. These visits will provide an opportunity to discuss our programme, understand how construction works may affect you, and raise any questions or concerns directly.
